Are you licensed?
Yes, our owners, Rett Harmon and Curtis North are both licensed realtors in the states of Georgia and Alabama. Our senior property manager, Ashley Cruey, and our assistant property manager, Logan White, are licensed real estate agents in the state of Georgia. -
Can I reach you after hours?
Most questions can be answered during our normal business hours: Monday thru Friday 8:30 am-5:00 pm. For emergency needs, we have a 24/7 hotline that owners and tenants can utilize. -
Can you put the money directly into my account?
Yes, we do offer direct deposit into your checking or savings account. -
Do I get to see the lease or sign it?
As the manager of your property, the lease is something that we manage and update according to Georgia Landlord Resident Law. We can share the lease with you to review before utilization. Upon securing the qualified tenants, the lease will be signed by Novus Property Management and will not need your signature. -
Do you sell real estate too?
In addition to our property management division, we are proud to have an industry-leading sales department—Century 21 Novus Realty. When the time comes to sell your rental property, we can seamlessly connect you with our expert sales team, ensuring a smooth transition and a streamlined experience every step of the way. -
How and when do I get my checks?
This is an excellent question, and we have a clear answer for you. At Novus Property Management, we understand the importance of timely and efficient rent collection. You can expect to receive your funds via ACH transfer directly to your chosen bank account on the 10th of each month. If the 10th falls on a weekend or holiday, we will ensure that your funds are disbursed on the next business day. Your financial peace of mind is our priority! -
How is rent collection handled?
Our elite staff manages the rent collection for all of our rental properties. Each one of our properties and tenants abide by the same payment processes. Residents have the ability to pay through our online portal, or they can pay by check, money order, or cashier’s check at the Novus Property Management office. There is also a rent drop box for tenants that need to pay after business hours or on the weekends. -
How long of a lease do you sign?
Generally, the terms of our leases are for a duration of 12-months. On a situational basis, we will allow shorter or longer terms (with the approval of the property owner). -
How much security deposit do you charge the tenant?
Great question! All of our rental properties require a security deposit equal to one full month’s rent (or higher if conditionally approved), which is due at the time of signing the lease. This deposit is the final step for tenants to secure their lease on the rental property. -
How soon can you start managing my property?
As part of our process, we require a Property Management Agreement to be established between both parties. Once this agreement is completed, we’ll begin managing your property right away. Importantly, you won’t incur any charges until we secure a qualified tenant for your property. If you already have a tenant in place, we will simply initiate the monthly management fee from that point. -
What type of properties do you manage?
At Novus Property Management, our diverse portfolio encompasses a wide range of property types. With over a decade of experience, we have built a skilled team capable of effectively managing commercial, retail, multi-family, and single-family properties. Additionally, we oversee a student housing complex, and with the recent elevation of The University of West Georgia to Division One status, we anticipate significant growth in demand for student housing. What type of reports do I get and how often?
Our property management software allows us to pull a multitude of reports that can be customized to the property owner’s desires. We generally send out reports on a determined schedule for each property owner. -
Who holds the tenant security deposit?
Novus Property Management holds the tenant security deposit in an escrow account throughout the duration of the lease. At the end of the lease, after property inspections, the deposit is returned within 30 days.
